Have you been inside your crawl space? Does it smell musty? If yes then you have a mold/ mildew colony growing on structures in the crawl space. According to the EPA, as much as 50% of the air you breath in your home comes from your crawl space. Knowing this, it is important that crawl space air is high quality. Encapsulation seals off the crawl space from the dampness underneath your home and it seals off the crawl space from humid outside air as well. Mold growth needs favorable conditions such as temperature, warm crawl space, water, humidity from the soil and air and a food source, wood. Yes molds reside on your wood joists, beams, and subfloor slowly eating your foundation structure.

What To Do Now?

Wells Capital llc. Can help you with your musty damp foundation. There are several ways to attack the adverse conditions. On the outside of your home or business drainage could be a contributing cause.
We can install a system of drainage ducts and/or a French drain to drain away rain water before it enters your crawl space. Inside your crawl space we must first remediate, kill, the mold. Then we can install a vapor barrier.

Our vapor barrier is a sheet of 6ml plastic covering the floor of your foundation thus reducing water vapor emanating from the soil. We can also install an automatic sump pump or an automatic dehumidifier as needed. Most effective of all solutions, we can encapsulate the crawl space.
Once encapsulated moisture can’t get in to the crawl space from the ground or from out side humidity and molds will not be able to grow.

Please let us inspect your foundation for free and then we can discuss our recommendations. We can present options to you and offer our free project estimate.
